How Often Should a Gas Boiler Be Serviced?

Most manufacturers and heating engineers recommend that a gas boiler be serviced once a year, and there are good reasons behind that advice beyond simply keeping a warranty valid. An annual service checks that the boiler is running safely, efficiently, and reliably, catching small issues before they develop into breakdowns or, in rare cases, safety hazards.

For landlords, an annual check is not just good practice but a legal requirement in the form of a Landlord Gas Safety Certificate, which must be renewed every twelve months. For homeowners, servicing is not legally required but remains strongly advisable, both for safety and to maintain manufacturer warranties that often specify annual servicing as a condition.

Why annual servicing is recommended

A boiler is a complex appliance that burns gas to produce heat, and like any mechanical system, its components wear gradually with use. An annual service allows a Gas Safe registered engineer to check for signs of wear, corrosion, or inefficient combustion before they become serious problems, and to confirm that safety devices such as flue systems and ventilation are functioning correctly.

What is checked during a service

A typical service includes checking the boiler's gas pressure and flow rate, inspecting the flue for safe operation, examining the heat exchanger and burner for signs of wear or blockage, testing safety devices and controls, and checking for any leaks around seals and connections. The engineer will also visually inspect the general condition of the boiler and its surrounding pipework.

Maintaining your warranty

Most boiler manufacturers require proof of annual servicing to keep the warranty valid, meaning a gap in servicing history could leave you liable for the full cost of a repair that would otherwise have been covered. Keeping a consistent yearly record, ideally with the same provider, makes this straightforward to demonstrate if a warranty claim is ever needed.

Landlord Gas Safety Certificates

Landlords are legally required to have gas appliances in rented properties checked annually by a Gas Safe registered engineer, with the results recorded on a Landlord Gas Safety Certificate, sometimes referred to as a CP12. This certificate must be renewed every twelve months and a copy provided to tenants. Combining this check with the annual service is generally the most efficient approach, since much of the same inspection work is involved.

A boiler service or Gas Safety Certificate on its own costs £99 + VAT on a weekday, covering up to two appliances, with £40 + VAT for each additional appliance beyond that. For those wanting both a service and a certificate together, we offer a combined rate of £160 + VAT on weekdays, which is more cost-effective than booking the two separately.

Signs your boiler needs attention sooner

While an annual service is the general rule, certain warning signs should prompt an earlier visit rather than waiting for the anniversary of the last service. These include unusual noises, a yellow rather than blue flame visible through the viewing window, a persistent smell of gas, soot marks around the boiler casing, or repeated loss of pressure. Any of these should be treated seriously and reported to a Gas Safe registered engineer promptly.
